We thoroughly enjoyed our Nov trip to Portsmouth Island last year and want to do something again this year.

We were thinking the OBX for a long weekend.

Any advice on good areas to rent a house on the beach in late Sept/early Oct? We don't mind driving a little ways to get to the fish, but with little kids - the less ground we have to cover to get to the fish - the better.

That is still a reasonably busy time of the year down on Hatteras, and your chances of finding a beachfront house that is not rented for the whole week may be tough.
The further you push it back the better your chances of finding something that is open just for a long weekend.
That being said, you can always scan the various realty firms and see if they have a partial week opening anywhere.
We have been very happy with Outer Beaches Realty since they took over the management of the house we rent Spring and Fall.

VRBO is also good web service for rentals. There are some listings for 3 night minimum.

Well, since you said you went to PI, I assume you have a 4X4 for the beach, so you can go anywhere you want once down.
I prefer ramps 49 and 55.
Who knows what will be happening with the point by then.

We try to fish OBX the first or second week of Oct, it is our favorite time of year to be there. The crowds are smaller, weather is pleasant, and the fish are biting. We mostly fish Avalon Pier and Little Bridge. Here's a link that may be helpful: http://visitob.com/
